Yes. MagnaTrack's magnetic track is designed to flex under a gust and pull itself back into place instead of tearing out, which is the usual failure on zipper-track screens. The manufacturer recommends raising standard screens above 60 mph; the Defender series is rated for 24/7 deployment in Category 5 winds. Solar mesh blocks up to 85% of wind and rain when extended. We can't speak for any individual association, but the system is built for architectural review: housings and tracks are powder-coated in any RAL color to match your trim, the profile is slim, and the screens disappear completely when retracted. For homes in a Decatur local historic district, exterior changes visible from the street go through the city's Historic Preservation Commission; rear porches often fall outside that review, but check first. We provide product drawings and color specs you can submit with your application.
Both. Most of Decatur's housing stock is established, and face-mount tracks retrofit onto nearly any existing covered porch, patio, or pergola. On older homes we face-mount to the existing columns and beam so original trim stays untouched. On a new build or a major renovation, the housing and tracks can be recessed into the ceiling and columns so nothing is visible when the screens are up. Worth raising with your builder early.
