Three kinds of Buckhead porch, and what each one calls for.
The homes of Tuxedo Park and South Tuxedo Park, West Paces Ferry and Northside, Mt. Paran, Paces, Randall Mill, Argonne Forest, Arden and Habersham, and the wooded lots along Whitewater Creek were built with serious covered outdoor rooms: loggias, pool pavilions, outdoor kitchens, fireplaces, and furniture that costs more than most porches. Many are on architectural registers or in communities with review boards, so nothing can look added on.

The houses around Chastain Park, and the 1920s to 1950s neighborhoods of Garden Hills, Peachtree Hills, Peachtree Heights, Haynes Manor, Brookwood Hills, Collier Hills, Memorial Park, Ridgedale Park, Wesley Battle, and North Buckhead sit under the oldest tree canopy in Atlanta. Screened porches and covered back patios are original to many of them, and the pollen and mosquitoes are too.

The townhomes, cluster homes, and condos of Buckhead Village, Buckhead Forest, Peachtree Park, Westover Plantation, Cross Creek, and the Lenox and Phipps corridor have the best restaurants in the city out the front door and a neighbor twelve feet away out the back. Patios here are smaller, closer, and often face west into the evening sun.

Clear vinyl seals the space and holds the heat from a patio heater or fireplace. The porch stays in service through January.

Yes. MagnaTrack's magnetic track is designed to flex under a gust and pull itself back into place instead of tearing out, which is the usual failure on zipper-track screens. The manufacturer recommends raising standard screens above 60 mph; the Defender series is rated for 24/7 deployment in Category 5 winds. Solar mesh blocks up to 85% of wind and rain when extended. We can't speak for any individual association, but the system is built for architectural review: housings and tracks are powder-coated in any RAL color to match your trim, the profile is slim, and the screens disappear completely when retracted. We provide product drawings and color specs you can submit with your application.
Both. Most of Buckhead's housing stock is established, and face-mount tracks retrofit onto nearly any existing covered porch, patio, or pergola. On older homes we face-mount to the existing columns and beam so original trim stays untouched. On a new build or a major renovation, the housing and tracks can be recessed into the ceiling and columns so nothing is visible when the screens are up. Worth raising with your builder early.
