Recessed housings go into the ceiling framing, tracks go into the columns, and power runs before drywall. Once the house is finished, nothing shows until the screens come down.

White Columns, The Manor, Echelon, and the acreage lots off Birmingham Highway and Freemanville Road share one thing: nothing between the porch and the weather. Sun all afternoon, wind straight across the fairway or the pasture, and a lot of square footage under one roof.

Milton properties tend to have more than one roof. A pool house, a covered pavilion by the barn, an outdoor kitchen under its own structure. Each is a set of openings that can be screened the same way as the main porch, often with better results because there's no house to block the breeze.

Yes, and new construction is the best time to do it. The housing recesses into the porch ceiling and the tracks recess into the columns, so nothing is visible when the screens are up. We work from the builder's drawings, and the screens are installed after paint and before furniture.
At the framing stage, or earlier if the porch design is still open. Recessed housings need a pocket in the ceiling framing and the tracks need blocking in the columns. Power needs a run to each motor. All of that is easy during framing and expensive after drywall. Ask your builder to send us the porch elevations and we'll return a spec sheet.
Yes. A pole barn, a pool house, or a covered pavilion is just another set of openings. The only requirements are a rigid header to carry the housing, something to mount the tracks to, and power. On a detached structure, wind exposure is often higher, which is where MagnaTrack's magnetic track earns its keep.
